Rail district comparables put the warehouse’s future on the kitchen table

Preliminary reassessment figures reached registered tenants and owners in the rail district this morning, pricing old freight parcels with the optimism of redevelopment already underway. Nothing in them changes a lease or sets a bill yet; the city has opened a thirty-day channel for corrections to long-term-use claims. But on the flats, the numbers arrive as a different kind of notice: evidence of what the block might be worth to someone who does not need its workshops. Teo Vance tapes the tenant copy to the kitchen table rather than letting it become a private worry.

That decision gives Teo’s What I Kept Beside the Vise its gravity. Built from a damaged pipe wrench, split conduit, and salvaged frame steel, the welded piece holds its strain visibly, its compromised material neither disguised nor allowed to collapse. Wren Abadi answers the same pressure with Room, Temporary, an oil painting of the kitchen’s ordinary objects made newly difficult by the paper at its center. Her carefully drawn seated figure breaks where certainty would be too easy; the unfinished planes remain part of the room.

Elsewhere at the edge of the district, Mara Villegas’s bindery stays open through March. Its worktables fill again with people sewing, folding, repairing, and making imperfect things among the tools. The jar by the door asks for thread, paper, or tea. For a day that makes space feel newly conditional, the offer is modest and exact: a place to work, for now.

Preliminary reassessment comparables reached rail-district owners and registered commercial tenants Saturday morning. They do not alter any lease or set a tax bill, but they price several old freight parcels as if their low-rise workshops were already redeveloped.

The assessment office called the figures a starting point and opened a thirty-day correction channel for long-term use claims. On the flats, the numbers circulated less like information than a forecast: not a demand to leave, but proof that somebody could someday make leaving profitable.

Mara Villegas’s estate confirmed that her bindery on the edge of the rail district will remain open through the month, with the worktables available for anyone who wants to sew, fold, repair, or simply sit among the tools. The room filled steadily again today, more with people making small bad things than with mourners.

No admission is being charged. A jar by the door asks only for replacement thread, paper, and tea.

At 9:18, Teo sat at the kitchen table with the registered-tenant copy spread beside a cold mug. The preliminary figures made the freight parcels south of the spur look like offices that had merely forgotten to install glass. Wren stopped at the sink when she saw the city seal.

“They haven’t changed the lease,” Teo said. “Not yet.” He rubbed the heel of his hand across one column until the display dimmed. “Where would you go?”

Wren turned on the tap, then off again. “Don’t ask me that.”

He nodded once and folded the sheet. She watched him find the old roll of painter’s tape in the drawer. “My parents have room,” she said. “That isn’t the same thing.”

Teo did not look at her. He taped the comparables squarely in the middle of the table, where somebody would have to move it to eat. “I’m not keeping this in my room until it gets worse,” he said. Wren took the mug he had abandoned and poured it into the sink without asking whether he wanted it.
